This Gwynedd Hunt END UNIT townhome is our home and a rare find! There are only 6 homes in the community with true WALK-OUT BASEMENTS and 258 Towyn is one of them. Our FINISHED BASEMENT has plenty of natural lighting and 826 sq ft of additional living space (28' x 23' plus) and storage (16' x 11'). LANDSCAPING: My husband loves to garden and has created a beautiful outdoor setting. Four tiers of EP Henry hardscaping nestle the colorful, minimal maintenance perennials planted over the years and yes, they usually come back every year. Our maintenance free UPPER-LEVEL DECK measuring 27â x 12â, was just totally replaced in 2023. It was replaced right down to the footers and is up to current township codes. Stairs provide access to the back yard area and patio. The electric awning has allowed us to enjoy our deck, even on hot sunny days and the canopy fabric was replaced just last year. We had an under-deck water drainage system installed to keep the patio under our deck dry and added an outdoor fan with a light. It was our intention to put in a larger patio under our deck, but we will leave that to the creative minds of the new owners. INTERIOR: Over the years, we have done many interior updates which include remodeling of the kitchen cabinetry and adding under cabinet lighting, recessed decorative lighting and stainless-steel appliances. We installed beautiful granite countertops and expanded the granite to create a breakfast bar which can accomodate 3 bar stools. There are also storage cabinets under the breakfast bar area. Main level powder room was completely remodeled. The primary bedroom, dressing area, bathroom and walk-in closet have just been painted. Primary bath has a double vanity sink with tilt -out trays and granite countertop which was remodeled in December 2023 and the stall shower door was just replaced. We also have a water softener. EXTERIOR: New roof, attic fan and gutter guard system was installed in the fall of 2020. Heater vent stack replaced around that time. Water Heater replaced 11/19/2020 with 50-gallon Bradford White Defender. Several systems are currently covered under a warranty program. PARKING: Our driveway is long enough to park both our cars, a Toyota Highlander SUV and a Sonata. NATURE LOVERS: For fellow nature lovers, we have enjoyed watching the birds at our feeders from a small table at our dining room window. We have hummingbirds that return every year and they have been such a delight. If you are interested in continuing this tradition and welcome them back, we will be happy to give you the feeders and tips on continuing this encounter with nature that we so enjoyed. LOCATION: Our location is 10+++. We are within walking distance of Spring House Tavern and the Spring House Village Shopping Center which hosts Wholefoods, Starbucks, Arpeggio Restaurant, Giant and many other stores and eateries. Just minutes to 309 and Turnpike and close to our quaint Borough of Ambler Main Street and all that area offers. This has been our home for almost 24 years.
